Incentives offered for all independent associates is a follows:

1). Start at the top with a 90%/10% commission split. (90% to Associate, 10% to Broker)
This commission split is straight across the board whether the associate
is getting paid commissions on the listing end or the sale end. There is
no commission percentage ladder to climb depending on the associates
volume production. You start at the top.

Associate expenses paid to the brokerage will include the following:

1).Office space lease - $200 monthly
2). All Agents without an office will be charged $100 Advertising Fee per month.
3). Multi Listing Services - $38.00 monthly
This fee is billed to us from the Odessa Board of Realtors.
We turn around and bill you that same amount.
4). Errors & Omissions Insurance - Estimate $300* annually
*We shop around the first of every year for the best rates
with the appropriate coverage and then we divide the
amount amongst the associates. This is a wash for us.
The total amount is due the first of April each year.
5). Real Estate Weekly Advertising - no charge to the associate to be
advertised with the team ad.
6). Brokerage Signs - no charge to the associate except for the riders with
the associates personal information printed on them.
7). Internet exposure - no charge to the associate to advertise with the
teams web page. Each associate will get their own page within the site.
8). Franchise Fees - no charge since we are not a franchise. This keeps
more money in all our pockets.

Other expenses an associate will encounter on an individual basis:

1). Any materials with associates contact information such as business cards, etc.
will be at the associates expense.
2). We do not charge for copier or fax use or long distance phone calls, but we do
highly encourage each associate to set themselves up with their own
computer and printer for their business transactions.
